How the inspection works

A proper EICR is a
room-by-room investigation.

An EICR is much more than looking at the consumer unit. I identify and investigate every accessible circuit, then work through the property testing at selected accessible electrical points in every room and area where electricity is present.

The power is safely isolated in stages while I test the circuits and inspect the installation. This allows me to assess the wiring, accessories and protective devices, trace irregularities and record accurate results for the final report.

Safety & responsibilities

Why an EICR
really matters.

Electrical installations deteriorate with age and use. An EICR can uncover overloaded circuits, electric-shock risks, fire hazards, defective work and inadequate earthing or bonding before they cause harm.

Rental properties in England

At least every five years

Landlords must arrange inspection and testing by a qualified person at least every five years, or sooner when the previous report states. Required remedial or investigative work must normally be completed within 28 days, or sooner if the report specifies.

Recommended every ten years

There is no universal legal deadline for homeowners, but periodic inspection is recommended every ten years—and when buying, selling, after major changes or whenever the installation’s condition is uncertain.

Workplace electrical systems must be maintained safely. Inspection frequency should reflect the installation, its environment, use, condition and previous findings rather than relying on one interval for every premises.

Understanding the report

What do the EICR codes mean?

C1, C2 or FI make an EICR unsatisfactory and require action. A C3 is a recommendation that would improve safety but does not by itself make the report unsatisfactory.

C1Danger present

Immediate risk of injury. The danger should be made safe without delay.

C2Potentially dangerous

Urgent remedial action is needed to remove the potential danger.

FIFurther investigation

Investigation is required without delay because safety cannot yet be confirmed.

C3Improvement recommended

Not dangerous on its own, but an improvement would increase safety.

Will the power need to be turned off during an EICR?

Yes. Circuits need to be safely isolated in stages so they can be tested properly. I will explain the process beforehand so computers, alarms and other sensitive equipment can be prepared.

What information do you need to quote for an EICR?

Send the property postcode and type, the reason for the inspection and a clear photo of the consumer unit. A previous report is also useful because it shows the number and type of circuits.

What happens if the report finds a problem?

The report records each observation and its classification. I explain what it means in plain English and can provide a clear quotation for remedial work where required.
